In the first part of this article we discussed the first (and most important) step you must take to avoid defaulting on your mortgage and losing your home to a repossession in the UK. You see, in Scotland, North Ireland, Wales and England the law requires lenders to follow a pre-action protocol. This set protocol manages the repossession process and forces lenders to help borrowers find different ways to repay their mortgage. Once you have have contacted there are further steps you must take to guarantee you are doing everything you can to save your home.
Step 2. Get free help from a professional money advisor.
Do not pay for something you can get free. Especially if your purpose is to save money. Sadly many have spent money they don’t have to find ways to save their home from repossession when the aid they required was free for the picking. The UK government sponsors professional independent money advisors to help borrowers stay on top of their finances.
They will help you talk to your lender, manage your debt situation, create a personalized budget and help you find a government mortgage rescue you can qualify for, such as Homeowners Mortgage Support or Support for Mortgage Interest.
For instance, you can contact the Citizens Advice Bureau online here, call 0844 477 2020 (Wales) and 0844 111 444 (England) or visit your local bureau’s office. You can search for the contact details of your local Citizen Advice Bureau here.
Step 3. Don’t ignore your lender’s letters.
Notices of repossession and late mortgage payments can be stressing and even overwhelming, but you need to read them to assess your situation correctly and find the help you need. Note that if you ignore letters from your lender, your lender may be able to continue with the repossession without providing the help you would be entitled to if you followed the pre-action protocol. If you have trouble understanding a letter, ask your Citizen Bureau Advisor or call your lender.
Step 4. Prepare for your court hearing.
Even if your repossession is in the last stages, there are still ways you can save your home. The government can provide free legal assistance as well as basic information so you understand the legal repossession process as well as your rights and responsibilities as a borrower.
