TenancyIf you are going to sell your house, get rid of your secured debt and stay in your home, you will become a tenant.
We have to comply with many legal requirements regarding your tenancy.
First of all , all our landlords are members of the National Landlords Association or similar body, so they know all about their duties as good landlords.
We give you an Assured Shorthold Tenancy agreement, initially for six months and then it becomes periodic, which means continuous unless you wish to move, in which case you give one month's notice.
Normally during a tenancy the landlord can also give you notice to leave anytime he likes. But our landlords are contractually obliged to keep you in the property and not ask you to leave or force you to leave, unless, of course, you refuse to pay your rent or become anti-social for some reason.
If you cannot pay your rent we will be sympathetic and we will work with you to sort out a payment plan. It could be you qualify for Housing Benefit. in which case we will support your claim. We have many tenants on Housing Benefit, but this is not an automatic benefit.
If you decide to take up the scheme, you must think about your long-term future, not just the next few months. You can change your mind right up to exchange of contracts.
By the way, we always suggest you seek independent advice and discuss matters with your family.
