Sell and Rent Back rental issuesWhen you sell your property and stay on in your home as a tenant, you are a tenant with certain rights and responsibilities.
Your landlord has fewer rights than you and more responsibilties. The list is ever-growing of all the regulations for landlords to comply with.
For tenants, it really boils down to:
Pay your rent on time
Keep the house clean, tidy and secure.
Do not annoy the neighbours.
Our tenants are great at the last two. After all, it is their home.
Where they are not always so good at is paying their rent on time. They have genuine issues with money. That is often why they come to us in the first place.
We support our tenants in sorting out their finances. Any unsecured debt has to have the least priority, after food, warmth, shelter and clothing.
We can help with Housing Benefit applications.
We suggest ways to increase income, where appropriate.
BUT YOU MUST PAY YOUR RENT
Your landlord has stepped in to take you out of your mortgage and keep you in your home.
He now has a mortgage to pay.
If you miss more than 2 mortgage payments, your lender is entitled to seek possession.
If you miss more than 2 months rent, your landlord is entitled to seek possession.
Nobody wants this to happen, You did not want to lose your home when you owned it, why would you want to lose it now?
We believe, like Shelter, that eviction should be the last resort. But we do not believe that a tenant who will not pay rent, in spite of all our efforts to support them, should be allowed to remain in the property. Rent is the price you pay for quiet enjoyment of the property. Why should any tenant be allowed to get away without paying the rent? It's very sad if a tenant refuses to pay rent. It is naive to expect a landlord with an expensive mortgage to sustain this situation.
If one of our tenants does not pay the rent in spite of our support, they will forfeit all the benefits of the scheme. The property will be sold, No mortgage payment, no home. No rent payment, no home. That's the way it is. Landlords are not evil, greedy people,.Well, our landlords aren't anyway! We provide a good service which our tenants appreciate. But rent must be paid!!
