There are various solutions we can discuss...
1) Stay in your home and sell to an accredited landlord who will offer you our 2,3 and 5 Year Plans, after which you can stay on as a tenant, buy the property back, request that the property be sold or move within the scheme.2) Stay in your home and look at ways to make your situation more affordable, if possible.
3) Sell and vacate your home at a timescale to suit you. This flexibility enables you to move without having to rent elsewhere.
4) Sell quickly to clear the arrears. We may be able to find a buyer for you.5) Suggest you investigate remortgage if your equity and income permits. We do not offer information about mortgages.
6) Suggest an arrangement be put in place with you lender either informally or via the court.
We discuss these options with you so that you can select the appropriate course of action in your own case. That discussion may be all that is required.
If you decide to sell your home with a view to moving on, we will act quickly to get an independent valuation organised, appoint solicitors and progress the sale. An urgent sale can be effected in 14 days but 4 - 6 weeks is more usual, due to delays with lenders and valuers.
If you decide to sell your property under the Mortgage Rescue Scheme, we will send you a written offer, following desktop research. You can then consider the offer. We urge you to discuss this with family, an independent adviser and any other interested parties. After further discussion, if you agree to proceed, your prospective landlord may arrange a visit and a valuation will be arranged. If you are happy to proceed, you sign an agreement and send it back. The valuation will then determine the final calculations which will be sent to you. The solicitors progress the sale with searches and enquiries, as in any other sale. You may pull out at any time up to exchange of contracts. We aim to complete in 28 days. Your tenancy begins at 5.00pm after the completion of the sale.
