Initial Rental Period

Mortgage Rescue Scheme asks your landlord to keep you as a tenant for two to five years at the advised rent. 

In that period of time your landlord should not sell the property or evict you, provided you adhere to the terms of the National Landlord Association Tenancy Agreement.

In that time your landlord is responsible for the building and buildings insurance and annual gas checks. 

In the unlikely event that your landlord were to go bankrupt, the property might eventually have to be sold, although we would  oppose this.  Mortgage Rescue Scheme would do their utmost to accommodate you

If your landlord were to die, the property might eventually have to be sold.  Mortgage Rescue Scheme will endeavour to protect the tenancy and offer alternative accommodation.

Mortgage Rescue Scheme will endeavour to have the tenant's best interests at heart.

We will give you guidance on sorting out your financial position.

We support applications for Housing Benefit, where applicable, although this is NOT an easy process and is means tested.

Your landlord knows you enjoy your property and want to keep it nice.

He will offer you more flexibility than a normal landlord would.  In return he wants you to pay the rent on time every month.

If you have concerns, communicate with him..

If you were once in mortgage arrears, please do not get into rent arrears and hope it will be okay.

Your landlord has rescued you and is now carrying a mortgage on your property.

Let's all be responsible about payments. If you are in trouble, tell your landlord promptly.

When the two to five year rental period is over, you can usually continue as a tenant by agreement with the landlord.

Or you have an option to buy the property, request it be sold, or move within the scheme,
